Folks need to feel safe and secure at home. And the HOA is responsible for making that happen throughout the community.  The Board is accountable for optimizing preventive measures to keep the residents and their properties out of harm’s way. The HOA can’t prevent natural disasters, but there are ways to ensure your community feels safe.   

Local Law

The HOA is responsible for working with local law enforcement to establish a strong relationship and ensure regular patrolling around the neighborhood. Local law enforcement should be invited to an annual HOA meeting. Homeowners need to able to voice their safety concerns and familiarize themselves with local protocol and responsiveness. Something as simple as a patrol car driving through the community will make residents feel safe and curtail illegal activities.  The HOA should have a system in place so that residents can report unusual, suspicious, or non-emergency activity.  The HOA can notify local authorities if an issue cannot be resolved with a violation letter.  

Light It Up

All sidewalks and community areas must be well-lit for residents. Many folks are on different schedules. They need need an extra security measure if they come home late or go jogging before the sun rises. Motion sensor lights are a cost-effective way to provide ample lighting. They offer the security folks need to feel safe in their neighborhood. Lighting will also deter undesirable activity at parks and community areas after dark.  

Regular Inspections

The HOA is responsible for regular community inspections. Potentially dangerous situations such as damaged property, fallen trees, or other debris that can harm residents should be addressed quickly.  A reporting system should also be in place for homeowners to alert the HOA of any hazards that require attention. A method for the HOA to send alerts to residents is another excellent practice for keeping the community safe. 

Street Safety

The HOA should include a line item for speed bumps and traffic signs in its annual budget.  Not only will it help pedestrians feel safer, but it will also lower the potential for traffic incidents.  Speed limit reminders in the HOA newsletter and regular updates on road and sidewalk conditions are ways to keep your community safe.
