The best way to announce that spring has sprung is to revive the common areas and enhance curb appeal around the community. A beautiful and inviting community ensures a better quality of life for residents and improves the resale value of the properties. Two essential duties of any community’s Board of Directors are managing the association’s affairs and maintaining the common areas. Here are a few ways your Board can spring into action to prepare your common areas for warmer weather. 

Hire Professionals.

Many Boards struggle with using professionals because they want to save money. However, the Board’s fiduciary duty is to act in the community’s best interest as a whole, and fixing problem areas properly will save the HOA money in the long run. Your community should already have existing working relationships with service providers. Now is the time to review contracts, discuss price fluctuations, or interview new professionals. 

Spruce Up Landscaping and Curb Appeal.

The grass should be greener on everyone’s side of the fence in a well-maintained HOA community. Freshly-cut grass, well-groomed trees, manicured bushes, and vibrant flowers convey a warm and inviting atmosphere. Make sure the common areas are free of fallen limbs, dead leaves, or any other remnants of winter are cleared away. 

Clean and Clear Playscapes.

Dirt and grime tend to accumulate on the surfaces of slides, swings, and picnic areas over the winter when they are not in use. The Board needs to ensure that these surfaces and all other community spaces get cleaned and freshened up before the first day of spring. Adding a fresh coat of paint can make the association’s shared spaces look brighter and refreshed, especially if damaged and worn. If your community has a clubhouse, make sure that the area is in good condition and that everything is working correctly. 

Plan a Community Event.

Now that the grounds are refreshed and ready, invite the residents outside to enjoy a spring soiree!  Not only will residents appreciate the festivities, but they’ll see that their assessments are being put to good use! Spring is a beautiful time! Plants are blooming back to life and the entire community is starting to show its true beauty after a long winter.
