Leander Development Approved by the City Council

There is a lot of development happening in Leander, and we’re about to share what’s been approved by the Leander City Council and what’s coming. 

Monarch Planned Development Unit

Last month, the Leader City Council gave their initial approval for a 50-acre mixed-use development called Monarch. On August 5th, the Monarch received the yes they needed to rezone the planned unit development and voluntarily annex portions on the site. The site is northwest of 183-A Toll Road and CR 276. 

On August 19th, the Leander City Council approved the zoning change for the planned unit development. The development will build 123 cottage-style homes, 70 two-family duplexes, and 15 acres of commercial and recreational space. The new changes include an added masonry wall between the residential and commercial areas and increased building setbacks next to single-family uses that are not part of the development. It also includes adding sidewalks on both sides of the project’s interior and more than 100 guest parking spots. 

The first phase would include 114,000 square feet of flex office space. This will create about 200 jobs. This addition will be great for Leander as it sees more demand for commercial and multifamily development in response to the population increase. According to the Census Bureau data, Leander’s population grew faster than any other U.S. city, with at least 50,000 residents from 2018 to 2019. In just that one year, there was a 12% increase. 

Gateway

Gateway also received approval from the council. This is a 32-acre project that plans to bring 200,000 square feet of commercial space, open park space, and a five-story complex with over 300 luxury apartments with a rooftop pool and parking garage. Developers said they plan on breaking ground later this year. 

Northline Project

The Northline project is a 115-acre project to bring 700,000 square feet of office space, 300,000 square feet of retail space, 150,000 square feet of hotel space, 2,000 apartments, and 300 townhomes and civic spaces to Leander. It’s located south of San Gabriel Parkway, between U.S. Highway 183 and the 183-A Toll Road.
