All Eyes Are On North Austin

Hot is no longer the right word to describe the Austin real estate market. Thanks to the little supply and high demand, the market is extreme, overheated, and supercharged. The lack of supply and increase in demand makes it one of the most competitive housing markets in the country. And North Austin is gaining in popularity and demand as more homebuyers have continued to move into the area. The area is attractive due to the high number of employers, highly rated schools, and a second downtown. A Census Bureau report from March 2020 shows that the Austin-Round-Rock-Georgetown area increased by almost 30% from 2010 to 2019, and it’s still growing! But supply isn’t. 

Employers

North Austin has big employers like Apple, Amazon, and Facebook. These big companies are expanding too. Apple posted in the fall of 2019 about building a new campus in Austin. The 3-million square-foot campus will cost 1 billion dollars. It will initially house 5,000 employees with a max capacity of 15,000. It’s expected to open in 2022. Last year, Amazon reported opening an Austin-area fulfillment center in 2021. The 820,000 square foot facility will bring in 1,000 new full-time jobs in Pflugerville. In 2019, Facebook expanded to the Domain when they rented out the entire Domain 12 building, approximately 320,000 square feet. They also have another office in the Domain at the Parmer office park in Northeast Austin.

But it’s not just big employers moving to North Austin. The owners of the much loved and infamous Gabriela’s and Taquero Mucho are also expanding north, specifically across from the Domain. Gabriela said the Domain and the new soccer stadium were appealing to her for a new restaurant location.

The Domain

The Domain, with its several entertainment options, is enticing newcomers as well. The mixed-use center offers shopping, dining, and late-night fun. Future plans at the Domain are also enticing. The new Austin FC stadium is planning on opening for their June 2021 Q2 Stadium opener. The $260 million stadium features natural grass playing surface and seating for 20,500+ fans. 

Education

 North Austin feeds into the Round Rock Independent School District, a highly rated district. Round Rock ISD has consistently earned the highest possible rating from the Texas Education Agency. Students verify this rating as they constantly outscore state average in all categories of assessment. This makes North Austin highly appealing to families who want to live in Austin but benefit from the Williamson County school system.
