New Construction Hitting the Rainey Neighborhood in Austin

Several towers are in the works around Austin, but some of the most surprising projects are coming to the Rainey neighborhood, which has notably been a historic neighborhood turned into a beloved bar district for Austin residents. Check out what new additions are in the works and currently being talked about here.

44 East Ave.

The 49 story tower located at 44 East started construction in October of 2019 and has already had 30% of the 322 unit condos pre-sold. The design was made to play up the aesthetic charm of Austin and show off the views of the Austin skyline.

84 East Ave.

The Austin Development Services Department is currently reviewing a site plan for a proposed 41 story condo tower that will have one and two-bedroom units that average 955 square feet. The amenities included in the plan are a rooftop swimming pool, fitness center, co-working space, and dog park. If the plan is approved, construction could begin as early as the beginning of 2021.

91-93 Red River St.

This time next year, the tower with over 300 apartments, 78,000 square feet of office space, and a few thousand square feet of retail space will be open. The project has been named The Quincy and will add 30 stories to the Rainey skyline.

80 Red River St.

Pending city approvals, two towers have been proposed to take the space of the Villas on Town Lake condo community. One tower will be dedicated to apartments, while the other tower will include condos, hotel rooms, and a coffee shop.

48 East Ave.

September of 2021 is the expected completion date for the 33-story Natiivo tower. There are roughly 250 residential units available. 50% have been reserved, and some will be available for rent on Airbnb.

90-92 Rainey St.

Container Bar and Bungalow may be relocated inside a 51-story apartment and hotel tower currently being reviewed by the Austin Development Services Department. Since the proposal is still being reviewed, it’s unlikely that the project will begin construction until 2021.

60 East Ave.

A huge high rise being called River Street Market & Hotel has been proposed to include 251 hotel rooms, close to 200 apartments, and over 25,000 square feet of restaurant and retail space. While the project has been proposed in an undeveloped lot, it would still replace Craft Pride and Javelina.
