Austin Real Estate Market Update | April 2019

The real estate market in Austin is holding stable as of April 2019 with only slight changes across most categories.

The median sales price for a single-family home in the Austin area increased by 1.6 percent, from $315,000 in April 2018 to $320,000 this April. The steady hold on pricing is allowing for more homeowners to jump in the market. The number of homes sold increased by 14.9 percent this past April with 3,305 units sold compared to 2,641 sold the previous year. The same is true of sales currently pending, which saw a similar increase by 14.3 percent, 3,588, at the time of this report. In April of 2018, 3,139 sales were pending.

Fewer people are tending to list their homes for sale compared to last year, with a decrease of 1.8 percent of new homes hitting the market. In April of 2018 4,018 new listings arrived while in the previous year, 4,090 homes were freshly listed. Currently, 6,217 single-family homes are listed for sale and are averaging 50 days on the market.
